We are pleased to announce the opening of our newest development, the Residences at Qualicum Station. In 2021, our Society received funding from BC Housing and Canada Mortgage and Housing Corporation to develop additional affordable housing in Qualicum Beach. The Residences at Qualicum Station, constructed by Saywell Contracting Limited, are located in downtown Qualicum Beach at the intersection of Railway Street and Village Way on previously vacant land owned by the Town of Qualicum Beach.

The Residences at Qualicum Station consist of 49 apartments in a four-story elevator building and seven attached townhouses. There is ample surface parking, including plug in spots for electric vehicles. The site is over 40,000 square feet and is situated within walking distance of community services, schools, play fields, a community garden and other recreation facilities, stores, churches, and the beach.

The Residences at Qualicum Station will accommodate individuals and families in a range of unit sizes and designs. There are 15 Studios, 19 one-bedroom (12 will be accessible units), 8 two-bedroom and 14 three-bedroom homes. Three-bedroom units are designed for families, two-bedroom units are designed for couples, two adults, or smaller families, one-bedroom units for couples or one adult and studios for one adult. This unique building configuration has been carefully selected to specifically meet the needs for housing in Qualicum Beach.

An important objective for our Society was to also provide an affordable housing project that is highly energy and water efficient. The benefits of achieving a high standard of energy-efficient building construction, ranging from significantly lower operating costs and reduction in greenhouse gas emissions to comfortable and healthy indoor spaces, ensures high quality, affordable housing for the long term.

What are the monthly rents?
• Rents vary depending on unit size and tenant income:
o 11 units (20% of the building) have rents that are geared to income for people with very low incomes, typically averaging $530/month;
o 29 units (50% of the building) are rent-geared-to-income units for people with low-to-moderate incomes (note: To be eligible for RGI units in Qualicum Beach, annual household income levels must not exceed $41,500 for a one-bedroom unit, $49,000 for a two-bedroom and $68,000 for a three-bedroom.
o 16 units (30% of the building) are market rentals for people with moderate incomes who do not qualify for subsidized housing. Rents range from $1,100 for a studio, $1,450 for a one-bedroom, $1,750 for a two-bedroom and $2,200 for a three bedroom.
What is the unit breakdown?
The building has:
• 15 studio units: four deep subsidy units, eight rent-geared-to-income units and three affordable market rentals ($1,100)
• 19 one-bedroom units: three deep subsidy units at $445, 10 rent-geared-to-income units and six affordable market rentals ($1,450)
• 8 two-bedroom units: two deep subsidy units at $725, four rent-geared-to-income units and two affordable market rentals ($1,750)
• 14 three-bedroom units: two deep subsidy at $725, seven rent-geared-to-income units and five affordable market rentals ($2,200)
How are residents selected?
• People living in the subsidized units (70% of the building) are being selected from those with active applications on BC Housing's Housing Registry.
• Residents for the market-rental units (30% of the building) are being selected by Ballenas Housing Society on behalf of the Qualicum-Parksville Kiwanis Housing Society​​​​​​​
